The strategy of the owner is to include The Golden Residences at The Village into his repertoire of senior citizens housing projects in Puerto Rico, joining its sister The Golden Residences at Floral Park and sharing its Golden Residences trademark of quality and excellence.

The project (originally named The Village) consisted of 72 units in a single structure of approximately 186,000 square feet with three floors of parking plus thirteen floors of condominium units above. Other common areas include a separate beautifully restored community house and pool facility. The project was originally conceived as an upscale luxury condominium and its construction is 75% completed. The site lies in 570 Ponce de León Avenue, right at the heart of Hato Rey of the Municipality of San Juan.

Our development team converted the original structure of 72 units into an elderly apartment building with 140 one bedroom units to be rented to low income families over 60 years of age. The units will have one bedroom with a walking closet, one bathroom, living-dining area and kitchen in an area of approximately 560 square feet. Also, the units will include energy savings and eco friendly appliances such as, refrigerator, range/oven and exhaust fan, among others.

The Golden Residences @ The Village will feature modern and exquisite recreational and administrative facilities, such as an elegant entrance with a receiving area, an air conditioned activities room with full kitchen located at the top floor level together with a full gym, fully furnish tv/lecture room, a game room, movie theater and an open terrace with bbq and trellis. Other areas and features includes a swimming pool, medical examination room, an administration office and filing room, a laundry room, a maintenance and repairs room, a warehouse room, the mechanical and electrical rooms, potable, fire and grey water cisterns and two elevators with low frame beds capacity, among many other amenities. The Project will also have an emergency generator backup for 100% of the building.

The building, its units, the facilities and common areas have been designed in strict compliance with the federal, state and local laws, rules, regulations, requirements and ordinances, including without limitation, the standards of The American with Disabilities Act (ADA), the Uniform Federal Accessibility Standards (UFAS), as well as the Federal Housing Act (FHA).
